From Project Brief to Production-Ready BIM Team in a UK Aparthotel Project
OVERVIEW
A UK-based aparthotel project required additional MEP BIM capacity to support its delivery programme. The client needed a team that could quickly understand the project, adapt to the existing BIM workflow, and begin delivering coordinated Revit models without creating additional management overhead for the internal team.
The requirement was not simply to provide five BIM resources — the objective was to build a five-member BIM team that could operate as an extension of the client’s existing project team.
CLIENT REQUIREMENT & OBJECTIVE
An aparthotel project combines the complexity of residential-style repetitive units with shared facilities, circulation spaces, plant areas, and building-wide MEP systems.
Align the team first. Scale production second.
PROJECT CHALLENGES
Before production could begin, the team needed to navigate complex multi-discipline parameters:
- Architectural and structural model alignment
- MEP design intent & service zones
- Repetitive typical apartment/room layouts vs common corridors
- Risers, plant rooms, and primary equipment zones
- Strict client LOD and naming/modelling standards
With five members joining, immediate uncoordinated production would have caused conflicting interpretations and heavy rework.
OUR SOLUTION
BIMACME followed a structured 4-pillar onboarding framework: Understand → Align → Validate → Scale, treating onboarding as the first phase of BIM delivery.
Five-Member Team Structure
- BIM Lead / Senior Engineer: Technical direction & client coordination
- Senior BIM Resources: Engineering validation & problem solving
- BIM Modelers: Standards-driven production & Revit drafting
APPROACH & EXECUTION
1. Project Understanding & Information Review
Assessed architectural/structural models, MEP drawings, and client LOD standards before placing any elements.
2. Internal Project Kick-Off & Scope Alignment
Aligned the team on responsibilities, shared families, worksets, level structures, and quality standards.
3. Representative Area Validation (Typical Room First)
Validated modelling in a single typical unit & corridor before duplicating across multiple repetitive floors.
4. Internal QA & Client Feedback Calibration
Ran clash tests and system connectivity checks internally before submissions; converted client notes into team standards.
5. Scaled Full-Production Delivery
Distributed production across all 5 team members with calibrated quality and minimal client supervision required.
- Clash-free coordinated MEP design across all apartment units
- Standardised riser and corridor service zones
- Minimal client oversight overhead with internal QA filtering
- Smooth handover for procurement and construction teams
CONCLUSION
Adding five people to a BIM project does not automatically create five times the capacity without a structured process. By establishing project-specific principles, early validation, and robust internal QA, BIMACME transformed individual modelers into an integrated, production-ready delivery extension for the client.
